After you accept the invite, the tenant then has to complete an identity verification process. After this short process, the reports are generated through TransUnion™ and will appear in your dashboard when ready to be viewed.
TransUnion™ does a rigorous identity verification on each applicant before the screening reports are provided. This screening goes beyond ID’s and Social Security Numbers to very personal and specific questions only this applicant could answer. With TransUnion™ as our partner, you can proceed with confidence that the applicant is who they say they are.
The date the report is generated is printed on each report by TransUnion™ providing you confidence that the reports you are viewing have up to date screening data.
Both tenants and landlords/property managers can print reports from our platform. If you prefer not to use a printed copy, ask the tenant to invite you to securely view their unaltered report online, which will be through the dashboard on our site.
If a potential tenant provides you with a report provided through our service utilizing TransUnion™ data related to Colorado, Illinois, New York, or Rhode Island, you must accept it and cannot charge the potential tenant additional fees for reports. You could run an additional report if you choose, but at your own expense. If a potential tenant provides you with a report provided through our service utilizing TransUnion™ data in California, Maryland, or Washington, you may accept it but are not mandated to. Our reports are designed to be state compliant with screening laws and provide you with complete, accurate, and timely information about potential tenants, free of charge to you.
No. If required documentation is missing, the report isn’t complete. Tenants must provide all necessary information specified by state law for you to assess their suitability. It would be worthwhile to remind the tenant to complete the appropriate information but their tenant dashboard also informs them of tasks that need to be completed.
Our reports are designed for you to be able to screen this applicant based on Credit History, Criminal History, Eviction History, Income and 7 years of address History. They can still fill out your application for consideration on suitability components not covered by state law screening criteria, if you desire.
No. Landlords/property managers can utilize our website and service free of charge. The tenant pays a one time fee for their tenant screening reports which are automatically added to your landlord/property manager dashboard once the tenant completes an identity verification process and TransUnion™ generates the reports.
